Fully Managed

If you want us to manage everything on your behalf and simply wish to receive the rent monthly by standing order then our fully managed service is for you. Our charges for this service are 10% of the monthly rent.

  1. Visit to your property advising as to the likely rental income and making recommendations relating to the marketing and management of the property.

  1. Advertising and marketing the property.

  1. Interviewing prospective tenants and obtaining credit checks and background history from referencing agents, employers, landlords and other sources.

  1. Preparing a Tenancy agreement including any relevant Notices necessary for the landlord to gain protection of the relevant Rent and Housing Acts.

  1. Collection of and protection/unprotection of a security deposit within a government approved tenancy deposit scheme.

  1. The collection and subsequent forwarding of all rent owed to landlords.

  1. Forward details of new occupier to;

  • the Local Authority Council Tax Department

  • the relevant gas, water and electric utility companies.

  1. Preparing an inventory of the property and its contents.

  1. Organising minor repairs

  1. Co-ordination of major repair or maintenance including obtaining estimates, supervising works and settling accounts from rents received within pre-arranged limits agreed with the landlord.

  1. Acting as first point of call for tenant’s queries and problems and the carrying out of regular periodic inspections of the property.

  1. Arranging annual landlords Gas Safety checks and other legislative safety checks.

  1. Preparation and Provision on request of an annual statement of Income and Expenditure for tax purposes.

  1. Carrying out a full inspection and inventory check at the end of the tenancy and dealing with matters relating to unfair wear and tear before releasing the Tenants deposit.
